Job Description


The Section 8 Compliance Coordinator will oversee FirstKey Homes’ compliance to section 8 housing regulations within their assigned market. This role will establish processes to manage the completion of paperwork, coordinate inspections, dispatch maintenance teams, and troubleshoot issues that arise regarding compliance to section 8 requirements. He/she will manage section 8 compliance for multiple properties simultaneously and directly communicate with public housing authorities in their market.


  • Establish processes and procedures to ensure FirstKey Homes’ rental properties comply with Section 8 regulations for current and prospective residents.
  • Create tracking mechanisms to monitor project work, communicate updates and analyze work flows to identify process improvements.
  • Collaborate with leasing team to identify residents who qualify and apply for Section 8 housing. Coordinate with leasing team and public housing authority to ensure resident is approved within negotiated rental pricing.
  • Manage the processing of forms for Approval of Tenancy. Upon approval, coordinate with local Property Administrators to schedule housing inspections to ensure rental unit meets minimum HUD and local public housing authority requirements.
  • Follow-up on maintenance items based on housing inspections. Schedule maintenance technicians to address repairs to rental property. Inform local housing authorities of changes and coordinate any additional inspections.
  • Ensure that payment agreements are secured with local public housing authority. Coordinate with collections team to follow-up with public housing authority regarding issues with outstanding section 8 rental payments.
  • Notify public housing authority regarding changes to lease agreements. Engage leasing team regarding changes to tenant rent.
  • Ensure adherence to lease agreements by following local landlord-tenant laws, responding to maintenance requests and addressing safety concerns as reported by resident.
  • Troubleshoot and resolve issues that arise regarding adherence to Section 8 housing requirements. Escalate matters to appropriate internal teams when necessary.
  • Establish systems for documenting records to prove adherence to lease agreements. Maintain and update records daily and respond to requests for documentation from internal teams and external agencies.
  • Stay abreast of local public housing authority and section 8 requirements. Communicate and resolve changes to regulations that affect property operations.

  • High School Diploma or equivalence 
  • Minimum 1-year experience working in property management or with a public housing authority
  • Intermediate proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook)
  • Strong understanding of local public housing authority requirements for Section 8 housing


  • Experience using Yardi Voyager or similar property management software
  • Experience working in a fast pace, high-growth company



  • Law — Knowledge of laws, legal codes, government regulations, and agency rules.
  • Clerical — Knowledge of administrative systems such as word processing, managing files and records, designing forms, and other office procedures.
