Overview

The Acquisitions Analyst will be responsible for exercising discretion and independent judgment in underwriting the purchases of new homes in assigned markets in accordance with FirstKey Homes acquisition criteria and monthly goals aestablished by the acquisition team. This role will develop a strong understanding of property acquisitions and underwriting, as well as understand the construction management workflows, navigate various IT platforms used for analytics and reporting, and establish strong internal partnerships to proactively resolve issues. The Acquisitions Analyst is focused primarily on underwriting and contracting homes for acquisition on behalf of FKH.



Responsibilities

  • Source, underwrite and evaluate potential acquisitions
  • Accurately complete the initial underwriting, valuation and rental projections for potential acquisitions
  • Execute offers and provide instruction on negotiations as needed
  • Finalize purchase contract and coordinate with internal resources (transaction coordinators and legal) to ensure that property is entered into the system and due diligence commences
  • During due diligence, work with FKH Acquisitions team to finalize transaction as needed
  • Develop a strong understanding of FirstKey Homes business operations of property acquisition and construction management
  • Proactively investigate and identify patterns, trends and inefficiencies with acquisitions underwriting
  • Learn and navigate FirstKey Homes IT platforms related to acquisitions process
  • Establish strong partnerships with Property Operations, Finance and IT departments to assist in the review of work flows and understand the data elements that go into acquisition and construction data streams
  • Interpret management policies, negotiate, consult with and provide expert advice to management, and bind the company financially on significant matters

WORKING CONDITIONS

  • Primarily working indoors, office environment.
  • Less than 10% travel time.
  • May sit for several hours at a time.

Qualifications

  • Bachelor’s degree in Business, Finance or equivalent experience and/or education
  • Minimum 2-3 years’ experience in a business, financial analyst or real estate role
  • Hifht proficiency using Microsoft Office (Word, Excel, PowerPoint, Outlook)
  • Experience analyzing and managing data from large data sets

PREFERRED EDUCATION AND EXPERIENCE

  • Experience using Yardi Voyager, Reno Walk or similar property management programs
  • Experience working in property management, real estate or similar industry
  • Experience working in a fast paced, high-growth company
