Overview

The Senior Vice President, Construction and Maintenance will oversee and direct all aspects of construction operations including employee functions and teams responsible for the requirements related to construction (rehab, turnover, maintenance), warranty and special projects. This role manages all planning and implementation of construction schedules to meet deadlines for completion, construction and maintenance staff requirements, and vendor/subcontractor arrangements. The Senior Vice President ensures that regional teams meet or exceed company standards and the expectations related to resident satisfaction, work quality, budgeting and timeliness of completion.



Responsibilities

  • Oversee all aspects of construction, repairs and maintenance across the FirstKey Homes portfolio.
  • Formulate the annual goals and business plan in line with the Company’s strategic goals and develop budget(s) for Construction by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the executive team and others to discuss financial resource needs and issues.
  • Maintain and improve cost control measures including the company’s standardized bid template, itemized unit pricing, vendor agreements, work order cost tracking, and invoice auditing.
  • Establish, audit, and implement best practices for costs, finishes, and quality on all work types.
  • Coach, train, build consensus, anticipate roadblocks, and motivate regional teams in all facets of efficient construction.
  • Ensure that construction team members in corporate and in local markets work to support all company goals and initiatives in a collaborative fashion.
  • Manage the centralized process of review and acceptance of all turnover and work order costs prepared by the regional construction teams.
  • Manage the subcontractor procurement process to achieve the highest quality and performance at best possible rates.
  • Oversee the materials procurement process to ensure quality and cost are appropriately managed.
  • Conduct field and data audits as needed to minimize loss/leakage at the market level.
  • Implement quality control measures in the turnover process to ensure the functional quality of the homes prior to resident move-in.
  • Work with private equity partners, local operators and FirstKey team members to establish, train and audit improvement and quality control standards for new acquisition homes.
  • Support the regional teams by providing functional expertise to source new talent who add value to the organization. Uphold and emphasize the FirstKey’s standard for ethical behavior.
  • Extensive travel to and from projects.

Qualifications

  • Bachelor’s degree in Construction Management, Architecture, Engineering or related field (or equivalent experience)
  • Minimum 10 years’ experience in construction management with increasing levels of responsibility.
  • Experience using mobile construction technologies (Yardi, PhotoNotes, RenoWalk or similar software)
  • Proven ability to manage a high volume of production projects in various markets with multiple deadlines, in-house and outside resources and interdepartmental coordination.
  • Extensive knowledge of residential construction practices, sequencing and repair costs
  • Extensive experience in reviewing and auditing scopes of work, construction schedules and cost estimates.
  • Strong understanding of real estate investing metrics.
  • Demonstrated ability to lead employees and teams to achieve goals.
  • Experience working across departments and with various levels of staff and senior management.
  • High proficiency with Microsoft Office (Word, Excel, PowerPoint, Outlook)
  • Additional Preferred Experience & Education
