Overview

The Service Technician III will complete complex home maintenance service requests within an assigned market. They will be considered a journeyman who is capable of independently addressing specialty home maintenance issues or manage contractors who will complete workorders in a timely and efficient manner to build resident satisfaction. He/she will adhere to established company safety, compliance and quality standards as well as local, state, and federal laws. The Maintenance Technician III will require driving to properties to address maintenance issues using their own personal tools. Large tools and equipment are provided by the company.



Responsibilities

  • Strong Plumbing work history in the residential / commercial industry.
  • Must have a valid driver’s license, valid insurance, and reliable work appropriate transportation
  • Experience with drywall and texturing, paint, and basic mechanicals - Expansion tanks, installation process (pressurize to system pressure via compressed air), shut offs (fixtures), shut water to residence off, remove existing shut off, and install new valve, replace shower fixture cartridge/stems, removal of existing and replacement techniques, removal of existing seats/springs stems, replace fixtures (lavatory faucets, kitchen sink faucets, garbage disposals and toilets), replacing fixture up to drainage connection with new supply lines, minor blockage removal, toile clogged, slow draining tubs, sinks etc., replace pressure reducing valves, sweating copper, pressing copper, crimping/expanding PEX, solvent weld techniques,  repair leaks in distribution system (piping found in walls), inside home/outside of home, installation of main water supply shut off’s, inside home/inside meter box; repair/replace water heaters (GAS/Electric), modifications required to accommodate different dimensions and/or code improvements, clear main line blockages, camera operations, utilize provided main line machine and camera to provide relief and locate major issue for internal/vendor to repair, identify main line repairs needed for vendors or repair in house, leak detection/identification (diagnosing techniques), installation of main water supply from meter to home (replacement/repair), proficient with machinery if required proficient with 811 process (utility locates), has experience with re-piping entire house systems.
  • Must provide own tools. Required Tools include (but not limited to): Pair of channel locks (medium/Large), multi tool, 11-1 screwdriver, small pipe wrenches, faucet repair tools (seat extractor/ stem remover/ pick set/handle puller), basket strainer/faucet tool (RIDGID Multi tool), tubing cutters (standard and close), pipe reamer, small bastard file, concrete float (medium), hammer (framing hammer), power tools (optional if tech bias to Ryobi/RIDGID Brand), rose bud or similar torch head, Multi-Meter (Klein/Field Piece/UEI), wire strippers/dikes, needle nose pliers, razor knife
  • Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning
  • Journeyman Plumbing license with a minimum of 6 years of experience or Master Plumbing License
  • General knowledge and experience on reading, writing, and evaluating project specifications and scopes of work

WORKING CONDITIONS

  • Indoor and outdoor work in all types of weather conditions.
  • May sit or stand for several hours at a time; climb up and down stairs multiple times each day; and lift up to 50 lbs.
  • Must be able to work evenings and weekend hours and be available for on call status.
  • Must travel throughout applicable market more than 90% of the time.

 



Qualifications

  • High School Diploma or equivalence
  • Strong background in residential construction and remodeling in multiple trades
  • Must have a valid driver’s license, valid insurance, and reliable work appropriate transportation
  • Must provide own tools. Required Tools include (but not limited to):tool box, hammer, tape measure, screw driver set, standard wrench set, plier set, channel lock pliers, two-foot level, pipe wrench, crescent wrench, drills, and drill bits. These tools will not be provided by the Company and will be necessary to perform the job duties
  • Knowledgeable of codes, municipal by-laws, inspection, estimating, and planning
  • General knowledge and experience on reading, writing, and evaluating project specifications and scopes of work

 

PREFERRED EDUCATION AND EXPERIENCE

  • Previous multi or single-family maintenance experience
  • Experience with drywall and texturing, paint, and basic mechanicals (HVAC, Electrical, Plumbing and Roofing)
  • Plumbing, HVAC, Environmental, Mold and other certifications
